We are seeking a highly motivated and detail-oriented Commercial Real Estate Property & Construction Manager to oversee a portfolio of light industrial properties and distribution centers. This role requires an independent, proactive professional who can take full ownership of property and construction management functions, ensuring operational excellence and strategic improvements. The ideal candidate will have experience in tenant and capital improvement projects, light accounting (AP/AR), client management, and familiarity with property management systems like MRI or Yardi. This is a hands-on opportunity for someone ready to lead and drive success without frequent oversight.
Responsibilities:
Property Management:
- Oversee the day-to-day operations of a portfolio of industrial and manufacturing facilities.
- Act as the primary point of contact for tenants, addressing inquiries, concerns, and lease compliance.
- Manage vendor relationships, including contract negotiations, performance oversight, and service agreements.
- Conduct routine property inspections to ensure compliance with safety, maintenance, and operational standards.
- Monitor and manage lease agreements, including renewals, expirations, and tenant obligations.
Construction & Project Management:
- Lead tenant improvement and capital improvement projects, ensuring timely and cost-effective execution.
- Coordinate with contractors, architects, and engineers for project planning and implementation.
- Oversee budgeting, bidding, scheduling, and progress tracking for all construction-related activities.
- Ensure all projects comply with local regulations, building codes, and company standards.
Financial & Administrative Oversight:
- Handle accounts payable (AP) and accounts receivable (AR), ensuring accurate billing and timely payments.
- Assist with budgeting, forecasting, and financial reporting related to property operations and construction projects.
- Utilize property management software (MRI/Yardi preferred) for financial tracking, lease administration, and reporting.
- Prepare regular reports on property performance, expenses, and project updates for senior management.
Desired Competency, Experience, and Skills:
- Experience: 5+ years in commercial property management, with a focus on industrial properties.
- Construction Knowledge: Strong understanding of tenant improvements, capital projects, and construction management.
- Accounting Familiarity: Basic knowledge of AP/AR, financial reporting, and budget management.
- Client & Tenant Relations: Excellent communication and relationship management skills to effectively interact with tenants and stakeholders.
- Software Proficiency: Experience with property management systems (MRI or Yardi preferred).
- Detail-Oriented & Organized: Ability to manage multiple projects, deadlines, and responsibilities with high accuracy.
- Independent & Self-Starter: Proactive problem-solver who can take ownership of the role with minimal supervision.
- Strong Negotiation Skills: Ability to manage contracts, vendor relationships, and lease agreements effectively.
